Terms of Services
Real Estate Property Management
These Terms of Service (“Terms”) govern the provision of property management services by Infragenx Properties(“Company”, “We”, “Us”) to property owners (“Client”, “Owner”). By engaging our services, you agree to comply with the following:
1. Scope of Services
We provide property management services, which may include but are not limited to:

Tenant search, screening, and placement.

Rent collection and deposit management.

Property maintenance coordination.
-
Marketing and property listing.
-
Legal and documentation assistance.
-
Facility and building management (as applicable).
2. Registration & Service Charges
-
A one-time registration fee of ₹5,000 is applicable to initiate services.

Residential & commercial property management is charged at 9% of the monthly rental value.

Building or facility management will be quoted separately after a site inspection and requirement assessment.
3. Owner Responsibilities
-
Provide accurate property details and valid legal ownership documents.

Ensure the property is in a tenantable condition before listing.

Bear costs of major repairs, statutory dues (property tax, society charges, etc.), and utility bills unless otherwise agreed.

Notify the Company of any disputes or legal restrictions related to the property.
4. Tenant Management

The Company facilitates tenant placement but is not liable for future disputes between owner and tenant.

Rent collected will be remitted to the Owner after deducting agreed management charges.

Security deposits and related agreements will be handled transparently with mutual acknowledgment.
5. Maintenance & Repairs
-
Minor maintenance may be arranged by the Company with prior approval from the Owner.

Major repairs require written consent and financial responsibility from the Owner.
6. Term & Termination

This agreement is valid for 11 months, renewable upon mutual consent.

Either party may terminate the agreement with a 30-day written notice.

Outstanding dues must be settled before termination.
7. Liability & Indemnity

The Company will take reasonable care in managing the property but shall not be liable for:

Tenant misconduct or default in payment.

Natural wear and tear or unforeseen damages.
-
Losses arising due to legal disputes, force majeure, or government actions.

The Owner agrees to indemnify the Company against any third-party claims related to ownership disputes or misuse of property.
8. Confidentiality & Data Use

Client information will be kept confidential and used solely for service delivery.

Marketing material may include general property information but never personal details without consent.
9. Governing Law & Jurisdiction
These Terms are governed by the laws of India. Any disputes shall be subject to the jurisdiction of Bangalore courts only.
10.Acknowledgement
By availing Infragenx Properties’ services, the Owner confirms acceptance of these Terms of Service.
